Avi and I recently toured a jaw-dropping Montecito estate with the potential to rent for between $70,000 and $100,000 per month, and while that number is certainly attention-grabbing, it raises a more important question for Santa Barbara homeowners:


Is your property being managed in a way that supports its full potential?

For some homeowners, that means maximizing rental income. For others, it means creating a more predictable return, retaining the flexibility to enjoy the home personally, or simply knowing the property is being exceptionally maintained while they are away. It is easy to teeter between the pros and cons, but we have found that the most profitable strategy is always the one that best aligns with the home’s location, condition, regulatory requirements, and ownership goals.


Each Home Requires an Individualized Strategy


No two Santa Barbara properties are exactly alike. The oceanfront condominium, downtown bungalow, Montecito estate, and family home in the foothills all require different approaches. Even two similar homes may perform differently depending on their presentation, amenities, availability, and level of management.

Beautiful design, professional oversight, and fantastic recommendations ensure that the experience promised through the marketing is consistently delivered in person.


Regulations Come Before Revenue Projections


Before evaluating a property’s potential rental income, homeowners must first understand what is legally permitted at the specific address.


The City of Santa Barbara currently regulates short-term rentals as hotel uses, meaning they are generally permitted only in areas where hotel use is allowed and prohibited in single-unit and two-unit residential zones. The City is now developing a more unified short-term-rental ordinance, with its introduction and adoption currently scheduled for September 2026. Any provisions affecting the Coastal Zone will also require approval from the California Coastal Commission, which declined to approve the City’s previous proposal.


The City also actively enforces regulations against unpermitted short-term rentals, with potential consequences including substantial fines, back taxes, and canceled guest reservations. Since requirements vary depending on whether a property is located within the City of Santa Barbara, another municipality, or an unincorporated area of Santa Barbara County, each home must be evaluated individually. Zoning, permits, licensing, taxes, and operational requirements should all be confirmed before the property is marketed.
